High-Density Proposed Development on Trenton Road

A high-density residential development consisting of 265 apartments and 61 townhomes is being proposed on the Cary side of Trenton Road next to I-40.

ARCTC is very concerned about this proposed development because

  • The density of this project does not fit in the ARCTC area of high-tech campuses, single-family homes, and natural parks and streams that also attract a very active recreational community.
  • The development will almost triple the number of households in the corridor and greatly increase traffic.
  • Safety for both vehicles and people will become an issue if the road infrastructure is not available.
  • The road infrastructure needed to support the development is not currently planned and it would be very hard to fit the amount of lanes needed into the existing roads, especially on Trenton Road in Raleigh.
  • The ARCTC corridor functions as a single entity between Trinity and Edwards Mill Roads, so development on the Cary side of I-40 impacts the Raleigh side of I-40.

Where is the property?

The 21.70-acre property is within the Cary town corporate limits and includes 101 Roscoe Trail.

The development is on state-owned land that is under contact to Heritage Capital Partners Trenton Road LLC and is currently zoned OI (Office and Institutional). The Future Land Use Map shows the land as “Employment Mixed Use Campus.”

What is the developer proposing?

The developer has presented a Planned Development District that includes 265 apartments and 61 townhomes (15 units per acre) with seven apartment buildings up to four stories high to the Cary planning staff. The Cary planning staff who reviewed the proposal had numerous requested changes to the site plan and requested a traffic study to assess the impact of the development on local traffic.
